Concept Design
Explore design possibilities and establish the overall direction of the project.
We will:
Develop layout options responding to site, light, planning controls, and lifestyle
prepare sketch plans, diagrams and massing studies
Collaborate with you to refine your best option
Consider sustainability, materials and building form
Coordinate early engineering or consult advice where needed
Budget Check:
A preliminary cost estimate is obtained from recommended builders to ensure the concept is financially aligned before further development.

Detailed Design
Refine the approved concept into a coordinated, buildable design
Develop floor plans, elevations and key sections in detail
Work with the client to select materials, fixtures and systems. This work can be done in collaboration with my recommended consultants to achieve the best possible design and outcome
Integrate structural, energy, and consultant requirements
Resolve important junctions, levels, and spatial relationships
Prepare documentation suitable for planning (If required)

A more detailed cost review with a number of builders is undertaken to confirm the project remains on budget before committing to approvals and documentation.
A resolved design ready for statutory approval (town planning approval) and technical documentation.

Town Planning (If Required)
Obtain planning permit approval from council where overlays or regulations apply.
We will:
Prepare planning drawings and written planning report
Coordinate specialist reports (e.g., heritage, arborist, overshadowing sustainability )
Lodge application and manage council correspondence
Respond to requests for further information (RFIs)
Assist through advertising and approval process if required
Budget Check:
We review any design changes required by Council and confirm cost impacts before proceeding.
Planning permit approval (If applicable), allowing the project to move toward construction documentation

Construction Documentation
Produce the technical drawings and information required to build the project and obtain a building permit.
Prepare detailed construction drawings and specifications
Coordinate engineering, energy rating, and all consultant documentation
Finalise the selection of fixtures, finishes , and key details
Assemble documentation required for building permit
Liaise with building surveyor for approval

A formal tender or detailed builder pricing is obtained to confirm final construction cost before you’re required to sign a building contract with the preferred builder.
