Amy Vorrath Architect understand that each project is unique and we aim to keep the design process simple by separating it into stages. We offer design and management services from project inception through to completion, but also understand that not all projects are created equally and not all services are required all of the time. We ensure our fees are tailored to meet each projects scope.
Pre-Design
Step one is always to meet so that you, the client can describe your brief and what your budget is. By doing this, we can provide a fee proposal that reflects the project needs. The fee proposal includes advice on appointment of your consultants, an inspection of the site and an assessment on site conditions, possibilities and constraints. At this site inspection we will also make a preliminary assessment on authority regulations and requirements.
Concept Design
The next stage is to meet and together develop a detailed design brief . In this meeting we will discuss the possibilities and constraints for your chosen site and how we can merge these with your design goals. After this meeting we will prepare sketch drawings that sufficiently explain the design. During this stage various changes are made with feedback from you, the client as well as guidance from us about how design decisions may impact your overall budget. Once resolved, a series of 3D images and preliminary elevations are prepared. Once approved, the design is then cost checked against the project budget.
Town Planning
Depending on your site and the proposed design, town planning may be required. Town planning considerations can play a significant role in the design process , but are one that we can confidentially manage for you. The town planning stage includes the preparation of a resolved and clear design, together with the necessary reports. The phase can be arduous, but we aim to take the difficulties out of the process.
Design Development
During design development, we work through the finer details of the project. This includes interior design elements such as material selections and joinery design and documentation. We work in collaboration with specialist consultants to coordinated and integrated their input into the design. At the conclusion of each stage we aim to cost check the design to ensure that we remain on budget.
Construction
Our important role during construction is to advise the client on the best procurement methods to bring your project to life. We guide you through the tender process advising on the preferred method to suit your situation. Tasks within this stage include the preparation of drawings, schedules and specifications in coordination with consultants’' documents . This allows for a final project cost and submission for building approval. As a registered architect, we can offer a full scope or architectural services and can assist you with the tendering process and engagement of the builder.
Contract Administration
The final puzzle piece is contract administration. This involves assisting you to engage your preferred builder. During the construction phase we make site visits to ensure construction is in line with the drawings and specifications. This hands on final stage offers peace of mind to you, the client, while ensuring your build has been completed to the highest quality and in accordance with the design.
